WA contractor insurance requirements
Washington State requires all registered contractors to carry a minimum level of insurance. If you hold an active WA contractor license through the Department of Labor & Industries (L&I), here's what you need to know:
General Liability
While WA doesn't technically mandate GL for all contractors, virtually every general contractor and property owner requires it before you set foot on a job site. Most commercial contracts and government bids require a minimum of $1M per occurrence / $2M aggregate. Without a COI showing active GL coverage, you're locked out of the jobs that pay.
Workers Compensation
Washington is a monopolistic state for workers comp — meaning coverage must be obtained through the WA State Fund (L&I), not private carriers. If you have any employees, workers comp through L&I is mandatory. Sole proprietors can opt out but should carry it anyway for personal protection. Rates vary by trade classification.
Surety Bond
All WA contractors must file a surety bond with L&I. Bond amounts are $12,000 for general contractors and $6,000 for specialty contractors. This is separate from your insurance but required to maintain your active license.

General Liability is standalone coverage for third-party claims — bodily injury, property damage, and completed operations. It's the minimum most job sites require and the most affordable entry point.
A Business Owners Policy (BOP) bundles GL with commercial property coverage at a discounted rate. If you own tools, equipment, a work vehicle, or rent shop/office space, a BOP almost always saves money compared to buying GL and property coverage separately. Most contractors we work with end up with a BOP.
